1. Location - not where you want to live.
2. Lot - some negative characteristic (backs to busy road, on the power lines, in a flood plain, corner lot if you don't want one, corner of busier interesection in n'hood, or corner lot that only provides for an insufficient sized backyard, etc)
3. Structural items in the house that cannot be readily changed

1. In a planned, suburban community
2. No bathtub in the master
3. Built after 1965

(I really only look at rural or urban older houses. Anything newer in an HOA community is not on my radar.)

Some food smells can take FOREVER to get out.

I bought a chair on CL and didn't notice that it smelled until I got it home. I tried for 2 months to deodorize it. It finally went to someone else on CL

Yeah, I am not trying to pick on anyone but smells are important and some food smells can travel and stay. When I sold my condo one of my neighbors was cooking Indian food a few times a week and it was a concern of mine.

No I get it. My gran used to make a lot of recipes with fish growing up-- I am Swedish-- and that stuff lingered too. I don't like any strong food smell that sticks around after the meal is eaten.

Deal breakers - let's see:

Can't be a fixer upper - I wouldn't know how to do the work and I can't afford to pay anyone for the work.

House can be a 1 bedroom, 1 bathroom, but that bathroom better have a tub.

Needs to be somewhere quiet - no barking dogs, no screaming kids, no ATVs, no power boating (we have a lot of lakes here) and the more land the better.

Flood zone
Foundation issues
Roof issues

I have more but they're negotiable. These are absolute no go.

Really, unsafe or a horrible small lot are also on that list. Picking only three is hard.
