Market value, absolutely not. I purposefully picked my location so my son could attend the school he goes to, and I'd have to rebuy something also at market rates and I'd lose out on my great mortgage. Even 50K above market wouldn't entice me.

I'd want a minimum 100K above market, but would have to see what else is out there in my neighborhood and also shop mortgages to see if that would make up for what I'd lose so the actual number could be higher. Plus that would not include all the furnishings, I'd still want to exclude a few family heirlooms. I guess at double market value, maybe I'd let it all go.

I would do it for double only because I got a great deal on the house I bought last month so I would need at least double to buy something else in this hot real estate market.

My parents actually did this about 15 years ago. Their house was not on the market and someone came along and offered them some amount over market price and wanted some of the furnishings (I don't know exactly how much over market it was). They had been considering selling, so jumped at it. We packed up a 6000 square foot house, from scratch, in 3 weeks.

If they hadn't already been considering selling, they probably wouldn't have done it, though.

$50K over? Absolutely. Most of our furnishings are beautiful... I've spent 10 years scouring thrift stores and estate sales and gotten real bargains, especially with restoring many pieces myself. I'd say I've only spent maybe $5K on furniture, including restoration, but probably have $20K in beds. lol - we get a massive discount on those so probably only $5K spent on that too.

Moving it out would be a nightmare. It's an old house and took a LOT of work to get the furniture in and up the narrow stairs and turns to the second and third floors. lol - we've actually had furniture delivery people declare pieces a No-Fit because it seemed impossible. But WE know how to get them in there. Doors come off, nubs come off... sometimes, the trim comes off. But it WILL fit. We had 6 people move a king mattress (springless) up the stairs by having 2 people on each side hold it in HALF, one at the bottom pushing up, and one at the top keeping the tilt upward in order to not catch on the stairs. A queen actually fit LESS because the boxspring is one piece whereas a king boxspring is just two extra-long twins with a frame to keep them together.

It would be amazing to just pack up our clothing and personal effects and leave. Go to the new house, make up a list, go to a furniture store, and have them move everything into the house and assemble it where we'd like. Wonderful!

I'd do it for less than $50k over. Maybe $25k. Except for a few things I like that aren't available anymore most of the stuff I have is not irreplaceable and I wouldn't even replace half of it since it's mostly here only because it's been here for years. I don't need it. My house is worth a ton but also needs sprucing up to fetch top dollar so I probably wouldn't get the most out of it if I sold it as is.


IRL I am slowly sprucing it up. We did a big upgrade about 17 years ago but things have aged and need to be refreshed again, things we didn't change out then are ready for it now, etc. I probably won't move though but I like the idea of being able to whenever I want without worrying about "fixing it up to sell", and I'll enjoy it more.
