A big tub. My cleaning girl had to clean the dust out of it every month.

We find the dining room helpful as a 'project room' a few times a year for extended periods...taxes, Christmas cards, present wrapping, etc. Just spread the stuff out on the table and leave it there. When we need the table for dining we can pick the stuff up for a few days. Most dining is in kitchen looking to family room.

(Yes, we have another first floor room that is a computer/office space...but that is always cluttered with stuff. It could also be a small living room, even a bedroom or library. We like our floor plan a lot. )

I don't use my lanai much, if at all. But buying a condo without one was not an option for me.

A fireplace. We've had them in every home we've lived in, and never used them! They were just a place to hang Christmas stockings!

Security System

Fire pit — but DH just had it built ($8K, its a monster and includes custom benches) is something we won’t use very much.

Inground spa — I love it but hate to pay to heat it up so don’t use it much

A garden tub in the master bath.......we always use the shower, that tub has only been used a few times in the 12 years we've lived here...the regular tub in the hall bathroom was used more.
