Anyway, for an industry that is (rightly or wrongly) often accused of 'boycotting' certain kinds of consumers or agents, I don't think it's wise to be seen trying to organize or collude to get other real estate professionals to boycott a consumer on a real estate forum. this is a real estate board where agents come to give information and help consumers so this could be seen as an organized attempt to collude to deny services to a consumer. Not wise and could give a poor impression of the industry.

In this area/neighborhood - this type house is typically $475K - $510K or so - depending on updates.

Sounds like it’ll sit and then receive price reductions and sell next year for less than if they priced it correctly in the first place .

In 30 days or so I am listing my parents' 3BR condo in a hot CA market where they sell in <30 days. I chose Redfin for that reason, but I feel I need somebody to hold my hand through the prep phase because I've never sold before. My Redfin agent's responses indicate he's mostly just waiting for me to say I'm ready to list. I want him to tell me, for example, whether I should stain the bare concrete patio slab for a "quick win" but he hardly answers those sort of questions. I hope it's not of clue to how he'll be once it's listed.

The condo is mostly original. There's no money for significant upgrades, so the advice I've gotten on forums has been sound: clean and paint the place flawlessly, then fix what needs fixing and get rid of the clutter and junk. I'm reseeding the lawn right now. You can only put so much lipstick on a pig, but I am repainting the fading oak trim on the circa 1993 melamine and particle board builder-grade cabinets.

Certainly I would feel better having a full-service realtor holding my hand here, I think ultimately everything I can do and need to do is common sense except maybe interior staging decisions.

That’s probably precisely how he will be once it’s listed. No matter. Priced properly, no updates will matter. If it’s functional, leave it clean and leave it be.

What do you mean by "full service". Is there a list of services that are provided by 'full service' realtors vs Redfin? Or is it just the perception that the other guys offer more services?
