Would you rather have 2 larger bedrooms or 3 smaller bedrooms? (well, maybe one large bedroom and 2 small bedrooms) If you technically would only use 2 bedrooms, which one would you choose and why? I think I would like 2 larger bedrooms. I know I would have to consider resale as well and this would be a factor to me. It probably would be the only reason I would consider 3 bedrooms. It will have 2 full bathrooms too. Keep in mind, I am working with 1000 sq ft .
In general though, limited sq/ft excluded, I prefer 3. Better resale, more demand in general. I don't want a tiny bedrooms to get 3, but having a massive room for a place I sleep and screw in isn't a high priority of mine. I'd rather the sq/ft in other places so specifics of the floor plan are important. That said, 3 is preferred all things mostly equal.

I would rather have 3 for resale value alone. It's doable in 1000 sq ft. even if the 3rd bedroom was only about 80 sq ft as long as it had a closet it could always be used for a kids room or office upon resale.

With 1000 sq ft, definitely 2 br instead of 3.
In fact, we made that choice for the last 2 houses, including our new build.
At our age, resale doesn’t factor in that heavily. Matching our personal requirements is top priority. And yes, having “only” 2 br turned off some potential buyers for our last house, but only if they had kids or grandkids, and the house was not designed around kids anyways. My husband is more worried about resale, but I agree with a friend who said, “The heck with resale. We intend to live in it the way WE want, not tolerate something designed for someone else.”
Three bedrooms. 1000 sq ft, well-used, is not terribly small.
1) Bedroom, guest room, office, or
2) Parents' bedroom, boys' bedroom, girls' bedroom... trundles or bunks can be used for young children, which makes it a great starter house for them to sell later on, when they want more room.
Bedrooms only need a bed, nightstand, and dresser. I'd much rather have a sufficient bedroom and larger living spaces.
If we only need two, I'd be fine with two. Three would be better so you have a guest room or office or hobby room or whatever, but I wouldn't spend a ton extra for it. Often times two bedroom homes still have an extra room like a den or a captive "bedroom" that could be used in the same way.
The biggest downside to 2 bedrooms is that it will take longer to sell because there's a smaller market for them. But that also means less competition when buying, so you can get a good deal.
I live in a house with two larger bedrooms and I like it. The only issue would be if we had two kids of separate genders, I would want them to have their own bedrooms.
I voted 3. I use two as bedrooms and one as an office but the next buyer might want 3 bedrooms so they are here.
