The work of the listing agent happens at the listing
Determining the listing price and getting the seller to agree to that

And of course, a good set of pictures

I see it over and over. The leading agents in my town price their homes right from the beginning. And their stuff sells fast

The stragglers will put it on at whatever price the client wants
