The 3 bedrooms are small, but we have 3 outbuildings for storage. A friend from the north east is thinking of retiring here and I've been looking, there is still a decent market for $50K homes in this area. We took our time making the improvements but we're comfortable.

If you're looking for good schools, this is not the area. If you're willing to drive 30-45 minutes' commute, you can find decent jobs.
How much is your property insurance per year. I'm in Florida and mine is high, I would think it's also high in a tornado area.

Insurance not taxes. Many insurance companies have fled Florida after all the hurricane losses which reduces competition and increases rates.

Sorry, my error. I misread your post. I agree about insurance in FL is far too high. I had taxes on my mind and I retracted my last post.

Finding a house under $50k is easy. Finding a house for $50k in a low crime area with good schools and close to good jobs, not so much. And it most likely won't be move in ready!

I guess as long as one can keep the properties rented it’s ok if there isn’t high growth.
She bought from 15K to up to $43K including rehab work. Rents from 600 to 750. I think her ROI is about 16% based on no financing. She paid all cash.

That's just it. I don't think NE Ohio is an undesirable location, either. But, "they" (whoever "they" are) have decided that it's not desirable, regardless of whether you or I like it, or not.

But look at picture 26. I'm not sure if that's a sauna or a holding cell for abductees.
