By passed the realtor game,placed it on the market for a projected 30% gain. Three days and a signed offer. If I had used the comps it could have been a lot more. That wasn't my goal. Just 30% and the peace of mind that the buyers were avid in historic preservation. Win win. Our pre inspection list was available to the buyer and since none of it involved codes or safety but rather recommendations...the 'as is' was not a deterrent.
Op: get a pre inspection then get an appraisal. These will guide you to a profit goal.
I have over 25 years of Real Estate experience and I will tell you ANY house will sell if its priced right. If you cannot do the required work to get a high price, than make sure its priced right to attract the buyer who is willing to do the work. Its all about the price
Shoot, I'd throw it out there for $350K. In a sellers market it may well bring that.
If somebody thinks the items you mentioned are a big deal let them negotiate it.
