I’m shocked at all the off topic advice I got. My question was answered at the beginning of this thread. It appears people love drama.
I'm under the impression that 55+ communities require that at least one household member be 55+, not that all members be >55.
It just all depends. That subdivision can make whatever rules it wants. Having shown a few of these houses I was told there had to be a certain number of the population overall that was over 55. Several places were willing to let in my 50ish couple that were both under 55 because their quota was made.

It can vary from county to county. One lady told me someone wanted to buy and their spouse was under 55 and they were not allowed, but that was later changed. Then the community can make some of it's own rules as long as it abides by the county rules.
In Broward County Florida one had to be 55 and everyone else had to be at least 45. In Palm Beach County next door, they had changed the law and one had to be over 55 and other members had to be over 18. It may have changed since then. then when you go to sell it's the same conundrum you have to find a 55 plus person to live there and the other members have to be as old as the community tells them.
