To be honest, never looked into it so I'm not sure what the ramifications are but I was given notice that my title had been "retired".
This is in a DMV registered state.
All I know is I no longer need the registration stickers .That was good enough for me
Also keep in mind that if you do move a home to private land it will be real property but you will never be able to sell it to a person looking to get a conventional bank loan for it since this is the second move.
I didn't mean for this to turn into an argument Vanderbuilt will finance homes even after they have been moved more than once. Just go to their website and you will see. I am also aware of the cost for the utilities. I was trying to find out if it which would be a better option financially between the two. I think they are leaning toward the newer one. There's a 2007 that came into the picture as well for $20K that is the most move in ready. Still, keep the opinions coming

Yes the title should be retired since it is not longer considered a vehicle and is now real property and you would get a deed to the home/property instead.

What they said was conventional loans, such as a regular mortgage or FHA would not qualified if moved to private land if it's used. You can find alternative financing and you rates will be higher than what a regular lender would offer.

You can't mentioned mobile, manufactured, or modular here without getting all sorts of tangential opinions tossed out.

One reason to buy as new as possible is because you may have better access to parts and replacements for systems and components.
Vinyl siding is a one that changes, and the newer, the better. if you need replacement for finishing off the ends after resetting.
Also, are they still in place, or already torn down?
One owner, or multiple owners and/or residents?
Any renovations or repairs done that alter or compromise structure?
I had a hand in production and placement of over 10,000 mobile, manufactured, and modular homes, and they don't react well to amateur twiddling with structure. They are built too close to minimum, and too easily compromised.
That would have me leaning toward as new and pristine as possible.
Full disclosure, I did call 'Vanderbuilt Mortgage Financing' this morning and left a message.
They did call back.
According to the rep who called me back, they CAN potentially finance MFHs that have been moved, on privately owned properties. Lots of variables there, paper trail and inspections required. But they might.
Interest rate right now starts at 8.75% - 23 year term.
