I thought I would update you--we lowered price last week to $299,900 down from $311,900. We were priced too high to begin with so we sat on market for 4 weeks with only 3 showings. We lowered price last Thursday and had a buyer look on Friday night. They made an offer of 285K, we countered with $294,900 and we finally caved in and accepted 290K today--a very clean offer with no other strings attached-they are doing conventional 20% down and $2000 earnest money. Are we thrilled? No, but we needed a contract in the next three weeks or we were going to be in trouble with the new house and frankly I was tired of keeping my house perfect to haggle over three thousand dollars or so....so anyway, the other sellers in our development may not be happy but they have been sitting on the market holding out for a price I doubt they will get. So hopefully we are done with all of this for a while and next time we sell I pray it is in a seller's market! Good luck to the rest of you!

You should be thrilled. You have managed to sell your home when many others can't. And you can't be responsible for other sellers who may not be realistic about their asking prices. You "holding out" for an extra $5/10 was never going to get their homes sold for them and would have put you under tremendous financial strain and hardship.
