maybe you're going about it wrong. The agent has no way of knowing your individual circumstance without some info from you.

"Hello, my name is WestGuest. I have been considering buying property in _______ and saw your listing on _______. I've looked at the picture and the other info, and would be interested in viewing the property tomorrow at a mutually convenient time. I have been pre-approved by ________ lender ( or will be paying cash) - happy to forward that to you before we meet. I can purchase the property with you tomorrow if I like it. "

vs.

"I saw this house on Zillow and want to see it."

There are 76 million users on Zillow. We sell about 7 MM homes a year in the US. Think about that math - and that there's no "filter" on Zillow. No need to show you're actually buying now, or don't have an agent that's helping you and maybe you decided they were out of town so you'll "just call the listing agent". No way to show if you're a real person, or if you have the financial means to engage on the property.

Just that you clicked a link and said your wanted to see it.

Zillow tells agents - "we project you to get 25 'leads' a month, and you might get 1 actual Buyer willing to engage you each month".

it sucks for you - you're actually planning on buying TODAY. And you get treated - because they don't have any qualifying info on you - the same as the other 24.

Or...

you can only look at houses listed by folks with TONS of sales, which means they're a team, and there's some poor new buyer's agent whose job is to capture leads and vet the leads. They might get you to spill the beans on enough info to send an agent out to show you the home.

Thanks I actually look up the agents website where it says. "listing courtesyofXXXXReal Estate" and I always have specific questions-usually I request a boundary map on Google Earth etc.

??

You find who the listing brokerage company is (what is is listed "Courtesy of..."), or you click the link to the right that says "Listing Agent"?

And you leave a message that says basically "I saw this house/property on Zillow. Would you please email me a survey at westguest@gmail.com"?

Duh -I see which is the listing site for the listing agent and go there and look him or her up.. I then always request extra information - usually an outline map on Google. I have already stated this- please read the posts -then comment..

I am reading your posts before commenting ... and it wasn't really even comments, it was questions to clarify what you meant.

In Zillow, they show a home on a map. A map function provided by Google. You can zoom in, from Zillow, and see the lot lines/an "outline map".

Focus on researching and telling me about things I don't know about the market/property. Avoid gushing on about the obvious or pointing out the kitchen and master bath (as though I might not otherwise know what they were).

Also, I'm more interested in related facts than opinions. If you don't know the answer, say so!
