For the investors out there what's the Better deal

1- Triplex.20k..$1500 rents.. 100% occupied

2- 5 unit.85k..$2300 rents..100% occupied.owner financing..7% interest..7 or 10 year term.25% down
Both will be out of state so property management

3- sell my southern California home and use the 50k to invest?

4- rent my home out and wait the slow market out to cash out later for more equity?

Why not just live in your house and wait out the market?

If you’re asking such rudimentary questions, out of state property is the worst idea to pursue.

Doing a few upgrades under 4k is another option but after that I will rent it out. My problem is I have to live overseas for a year at least. I will break even but I will only be paying $400 max overseas.

Then you should delay looking into any real estate investment--especially since you appear to be new to real estate investments. REITs would be okay to investigate.
