Selling agent said their client was very, very eager to sell.
Upon a market review, we made an offer about 12% below asking price,
We expected a counter offer most likely, but then after asking for a couple of days extension on their response, and apparently unhappy with our offer, they came back with a reject of our offer, accompanied by a very nice letter saying they needed to get full asking price and were in no hurry to sell. They also said they had recently dropped the price (twice, both about which we knew) and wanted to sell at list price "as is" ( though that was not in the description). In their letter they invited us to contact them at any time.
Paying asking price is , according to our agent, above market value..,and here in California the market is softening each day.
Guess I am asking for any insights here. "Very eager to sell" is not the same as "sticking to our price and can wait..."
You either misinterpreted what the selling agent said, or the selling agent misinterpreted how his clients feel. The agent doesn't get a commission until the sale is made, so there may have been some wishful thinking on his part when he told you that.

I don’t think anything about this is odd. The listing agent is there to generate offers for their client. They did justbthat.
It seems to me that the weirdest parts of this whole thing are the seller writing a letter to the potential buyer and inviting the buyer to call them directly.
The listing agent must be thrilled that they signed this client.

Very eager to sell but they want their price and are not suckers looking to give their house away after 2 price reductions.
If you are very eager to buy pay what they ask or move on, if it's no meant to be don't sweat it.
Keep this in mind. Selling agents can be liars. Take what they say with a grain of salt.
