Some brokers are altering pictures of a home to attract buyers, and some buyers will buy sight unseen, thinking they are getting on thing, when they are getting something else.
When licensed real estate agents put up pictures, where they have taken out walls, removed paneling, changed colors, making the home more modern, etc., to make homes more attractive to buyers they are selling one thing, and delivering something different. FALSE ADVERTISING at it's worst. Automobile equivalent ad would be put up a picture of a Lincoln, when selling a Pinto.
This will bring out fraud suits for big settlement, big fines and possibly prison time, loss of Realtor membership, and loss of real estate license. And if it is done by an agent, the Broker is responsible for the actions of the agent, and the Broker may lose his/her business over it. You can instead of taking it to court yourself, let the Federal Trade Commission do it for you at no cost to you.
I can't read the article, but if photographers and agents are actually altering the content of pictures, then no doubt they should expect trouble from that.
They're getting close with some of the photo-editing software that happens now.... but making false pretty skies is not exactly the same sin as moving walls, changing the paint color, or editing out the eyesore next door.
There's a company that does some things like that called BoxBrownie. They do really incredible work for virtual staging and potential renovations, but the agent needs to disclose that the pic has been altered. Check out their samples on their home page.
We had a house for sale in my neighborhood. For a lot more than houses here go for. I couldn’t find it. There wasn’t a property that looked like it anywhere. I could never remember the house number.
I finally wrote down the address. Found it.
The picture showed a large front yard, with gorgeous landscaping and mature trees. A small porch. The reality? No trees, and the house was about 5 feet off the sidewalk. The yard was a patch of dirt. No porch, just a step up to the front door.
