Also Zillow agents and lenders are very liberal with the handling of sensitive data, and they sound like they graduated high school last week.. No encryption and you're sending your data to someones phone who knows nothing about security.. You don't even use the website provided for data submission and even though it uses TLS/SSL/HTTPS the CMS is probably developed by the lowest bidder(it stores SSN and banking and other info)..
I'm also pretty sure I could be a lender or agent by the end of the week.. There is probably some community college certificate required to just get leads and start handling peoples private info..
So go do it yourself then. Be a standard bearer for a better way of service. Clearly you already know better so I'm sure you can figure your way out of this one. Not sure why you even bothered asking since you know everything or can learn everything by the end of the week. Toodles.

Seriously, OP, you need to do your homework. Do the tenants have a lease? What are the terms? Any offer you submit (and it doesn't sound like you have even made an offer) should be contingent on the house being vacant prior to closing. You don't need an investment loan if you're going to make it your personal residence.
