Seriously, OP, you need to do your homework. Do the tenants have a lease? What are the terms? Any offer you submit (and it doesn't sound like you have even made an offer) should be contingent on the house being vacant prior to closing. You don't need an investment loan if you're going to make it your personal residence.

Yes, and 10 more will probably need to ask before the OP decides to look into it. Or...it could be that he is so experienced and knowledgable that he doesn't need to be concerned about minor details.
