I ran across this in the mls the other day, "bedda hurry up". No joke, that's what they had in the remarks. Yeah, 105K listings in the area but we "bedda hurry up" on that one.

I'm always amused by "Motivated Seller". Aren't all sellers motivated? If they didn't have some kind of motivation for moving, why is their house up for sale in the first place?


Also "Just Bring your Paintbrush!". Really? Is that all it needs? That, and about $50,000 in repair and remodeling money?

Kudos montanamom - great points.

There are motivated and unmotivated sellers. (~;
I can tell you that I have an acquaintance in my area that doesn't really want to sell now, but he put out a sign screaming 'compare my lower price', 'will beat area comps'. He's got a bad attitude from the real estate agents jiving and juking from the bubble days from a few years back. His attitude is 'drop another home on the market' and suggest a much lower price than all other comps. It may sound childish, but his take is there is an attitude of payback out there right now, and I'm thinking about putting out a sign saying 'compare, lower than all others'. I'll take phone inquiries about price and say 'if they aren't a Realtor, bring a pre-approved LSR and I'll show you the place and discuss my l-o-w asking price'. I know I won't sell this way, but it'll make things tougher for the Realtors trying to capture their rapidly vanishing commissions. (~;

In the vein of "motivated seller", my personal pet peeve is "owner looking at all offers" or "owner wants offers" or "owner wants it sold". Yeah, duh.
