I have been looking for "2nd home" property for most of my adult life - but have never been able to afford it. Now, as I near retirement age, it appears I may have a shot at it. Problem as I see it: the real estate ads for "rural property" simply advertize to the world with the eventual result that too many people end up there!! Plus, the price of R.E. through those sources is still spendy. How does one find a place where they can: 1) build an off-grid structure with only basic amenities 2) away from the crowds of people who are just interested in creating another place/community like they just left back in the city?

Would appreciate knowing about sources, if available. Where live, north of me are 5-6 so-called "frontier" counties, east of me are 2-3. But HOW do I find the ground there if it's not listed for sale?

Where are you wanting to look? How big a parcel, what kind of budget?

I would prefer WY but likely have to be closer to E. WA or OR, No.ID.

I prefer to be off grid but of course would need a well.

Size of parcel....who cares as long as it backs up to 100,000+ acres of NF land

Well, parcel size makes a great deal of difference in how far away you can get from these other people you don't want to be around. And it has a lot to do with price.

Have you tried websites like landwatch.com?

I assume if you've been looking most of your adult life, you've learned something from that... about zoning and parcel size and what kind of property appeals to you.

A four state area with no specific criteria is a little too broad. - Help us narrow it down.... what are you hoping we can tell you?

Considering you want to be off grid, plus the bold statement, it is going to be large, and expensive. Plus have you taken in cost of putting in your road, and the huge cost of developing things like electrical system, cost of drilling a well and pump, and often drill a deep well and not hit water, and end up with a 350 gallon tank on back of a pickup, and use this as a water truck to haul water. Every property like you want, does not have water if you dig a well.

You need a real estate agency that specializes in rural real estate. It has its own rules and customs.
