Just came across something interesting in my area of NC.

A house just got listed, by a broker that is also the property owner.

They bought it 2 years ago, and re-used every single photo without adding any new ones. They also re-used the entire description except for 1 sentence.

For the sake of argument, I’m going to assume they got permission to do this, so my question for the agents out there, is is this something you’d consider doing even with permission?

An agent re-using photos/descriptions is one thing, but the fact that this agent also owns the house (and I believe it was their primary residence) and is doing it seems crazy to me, since I’d think they’d try extra hard to sell their own house, and would want to put their own stamp on it.

The only logic I can think of is the photos used are from when it was empty, so maybe it is cluttered or something currently. 2 years isn’t a very long time, but it’s long enough IMO that the house probably doesn’t look exactly the same. I mean they didn’t even take new pictures of the yard!

From the buyer stand point, I don't care. I have seen many houses that look different from photos. Even 2 months apart, the yard would look different. Maybe they move or change staging furnitures, etc.. I don't care to be honest. The photos tell me the house structure and what it's equipped with. So unless I come in and the kitchen is missing then that is ugggg... no good.

I had an agent do that to me. Very tacky. I asked an agent for permission to use a photo of a master bath in a home my mom bought. My mom died, and i had it sold before listing but needed it in mls to report sale. I needed 7 pics. I had 6. So i got permission from the listing agent when mom bought it.

Is it possible that the broker who bought the house was the one that listed the house initially and they are his/her photos?

Photographers own their photos. Using without permission from the photographer is technically theft.

I thought about that, but it wasn't.

They've since kept the mostly old description (I know I actually had started a thread about that awhile back), but changed the photos. Some good, some not so good.
