Well, a lot of people are putting Zillow down, but I like it because of the map feature, and because when you are looking in a new area you don't necessarily know the particular mls website. And Zillow will post the information the realtor gives them; they don't dictate. This is why I'm saying that HOA data which is missing is usually because the realtor didn't provide it.
I like Zillow also and I'm running into the same problem. it's annoying I've already told my realtor that I'm not making any offers until the HOA information is provided. period
Zillow has the HOA amount wrong on a townhouse I just sold. They say $120/mo, it's $190/mo. It's clearly and correctly entered in our MLS. Our company has a syndication agreement with Zillow allowing them to display our listings.
It would seem to me that this is an important part of deciding the affordability of one place over another. Some condos can have HOA dues of $600-$800/month, and still not divulge them in their ads. I don't want to have to be calling multiple agents and getting them all excited, just to find out what the HOA fee is on a particular condo I've noticed online.
And yet, one has to know this in order to fully decide if this particular house or condo is one you want to pursue further.

What an MLS listing does is advertise the property for sale. Exactly like a car dealer advertising a sedan for sale or a grocery store advertising a can of beans for sale. Advertisements typically describe the item for sale and list a price for that item. What else would you call a listing? Why is this a problem?
What else would you call a "listing?" Well, most people call it a listing.
The difference would be an advertisement deploys marketing tricks, which include deceptive practices..so unfortunately most listings are advertisements..at least they could have some attractive agents...
So give us a definition of a "listing." Be careful it does not turn into an advertisement.
My point is that most people just call it a "listing" even if it is, by definition, an advertisement.
By definition, a bathroom can also be called a water closet. But no one in America does.
It's fine, I suppose. I just found it strange.
