We live in a 2-1 that's 1400 sq ft. 2 adults and a teen. It has an amazingly good layout, and is very livable. For one person it would be more than enough.

Replace the wood siding with Hardi, and eliminate that part of the termite issue.

The offer is being presented to the seller today. My initial offer is 5% off the asking price, because the house is slightly overpriced. So we'll see what happens.

The house doesn't feel cramped. When I was inside, I thought it felt pretty spacious. The bedrooms were above average sized. The bathroom was wide and spacious. The kitchen was fairly small but plenty of space for me to use. There is a third room that's not officially recognized by the assessor as a bedroom, but it's 11.5 x 8. It just doesn't have a door attached and lacks a closet. The living room and dining room are plenty spacious. Plenty of storage closets throughout the rooms and house. The garage, although a one car garage, is over sized. It's like a 1.5 car garage.

The layout of the house is great. Although, I'm not crazy about having to walk through the dining room just to get from the living room to the bedrooms or the living room to the kitchen. Or the kitchen to the bedrooms. But other than that it's great.

The house is a corner lot in a quiet neighborhood, but the master bedroom is in the corner of the house extremely opposite of the corners of the road, which is good.

The house was built in the 1940's so the hardwood floors squeak in a few spots, but I don't mind. The floors also seem like they might not be perfectly level, but it's very hard to notice.

A colleague in Florida once told me that the termites there are industrial strength, when I asked why many of the houses were built with concrete blocks. He joked that exterminators have to wear armor, and carry a variety of weapons to take on the bugs.

Dude...why are you asking strangers on the internet?

I once did this (it's actually how I initially started posting on C-D).

I came to learn at that time that the reason I was asking was because I wasn't ready and needed to mature and "adult" a little more before making such a big financial purchase. Backed out of the contract and bought two years later when I was actually ready.

The threads you've started here suggest you're in a similar stage right now.
