My house is currently listed (for a few more days) with an agent. It's been listed since mid-july. 2 price cuts (15% total drop from list price), 17 showings (10 in the last 30 days, 1 in the last 8 days) and no offers.

I spent 6 months painting, repairing, de-cluttering and the house still didn't sell. I miss my stuff (it's like living in hotel right now), I don't enjoy my house because I have to keep everything so clean and show-ready. I hate having strangers in my house. I miss family get-togethers and having friends over.

I did every single thing the agent said to do and still no sale.

I don't know why the house isn't selling. I don't even care at this point. I want to sell to an ibuyer. I got a quote from an ibuyer prior to listing and still would've made a $100,000 on this house.

Husband wants to list in spring with another agent because he thinks we can make even more money. I'm not so sure.

Buyers in my area are extremely picky, ask for thousands in closing help (usually get it) and expect everything to be fixed on the inspection report. Several agents have said that I'll probably be handing over about $10,000 in cash between closing help and inspections. I can see seller concessions on comps and this appears to be true.

I think it will be really stressful to keep the house maintained for sale over the winter. I know I'll have to repaint and the new agent is going to have some suggestions that are going to cost money, too. Also, who knows what will need to be repaired in the next 6 months? Who knows what the market will be like? Also, I'm worried about competition.

FWIW, days on market will reset in my area after 90 days---not sure if that would affect ibuyer offer or not.


What would you do?

Compare the ibuyer offer with a regular sale. Net to net.

I just had a seller show me he ibuyer offer. $21,000 less than selling to a fair market value buyer.

since my time is increasingly much more valuable
than money, i reduce monetary equations into a
time/value model.
