It’s entirely up to the agent and what they’re willing to do.
We have a preferred local area but we’ve also stepped well outside of it for particular circumstances!
What's your opinion about real Estate Agents "ethics". An agent has a client and is showing them homes and while stopping at one home the client sees the home he wants but it's not on the market . As an agent I tell him lets go back to the Office I will call the agent for the home and get permission to go talk to the owner. The client says call me when you're done and gets in their car and leave.
The client drove right back to the home knocked on the door and told the owner they wanted to buy the house , the owner use their own agent for the transaction . Should the first agent get anything for the sale???

If the house is not on the market, what agent would you be calling??

I think it’s the buyers ethics in question if they had a signed agency agreement.
