Realtors: My home has 5 bedrooms and the appraisal we just had lists it as such. However the septic is only for 4 bedrooms. Should I list it as a 5BR or a 4BR w/ Office....? Doesn't really matter I guess but want to steer clear of possible trouble...

So really that is a legal question. Ask your attorney, since you are FSBO.

I would call it exactly what it is... a 5BR house that has a septic system that is rated for a 4BR house. If the house would be considered a 5BR if it were on a public sewer system, then it's a 5BR on a septic tank system, but it should only be used as a 4BR house for sewage treatment purposes. Just be sure to list that caveat on the listing or ad.

Well, yeah, I thought I'd try at least. You don't have to answer. I understand. I'm a long-time General Contractor and give advice all the time on here and other forums. I've made plenty over the years and don't mind giving some back. I actually enjoy it.....

If it was my house I'd keep my wish to avoid trouble and walk away with a successful closing foremost in my mind. I would much rather describe it as a 5 BR on a 4 BR septic and lose a couple of waffling prospective buyers than say nothing and have it come back to bite me later when they find out.

We call that an illegal septic out here. It would be a required disclosure that the septic isn't approved for the number of bedrooms that are in the house.

It has septic capacity for four bedrooms. It is a four bedroom house. Do the right thing, agent or no agent.
