In our neighborhood an in ground pool is somewhat expected.
You won't truly recoup your cost but usually the homes with pools tend to sell for more here (whether it's a large amount or not I don't know).
A pool is worth the enjoyment you get from it less the cost of maintenance, supplies, repairs. So, the decision to buy a house with a pool often depends more on your "pool preferences" in relation to other substitutes for the pool than it does monetary benefits and costs.
We lived in a great area where 30% of homes had pools. Wonderful times. Now there are over 50% pools in the same area. (But 30% of people park on the street where there's no real parking allowed and long wide driveway....I guess just easier.) There were people just waiting to buy a home there.
In Phoenix, a new 40k pool would add about 20k to the value, but it could soon be a minus, if not properly maintained. Seen a company that converted them to decks.
Appraisers usually add about 10k for an inground pool.
Here in el paso, it ads about that much to sales price, but in terms of buyers, its a wash. Some absolutely want one, some absolutely don't and some are ok if a house has or doesnt have one. I've found that having a home on a view lot with a large enough back yard to add a pool if desired is probably the best for resale (on nice homes, in a price range for people buying mid level upscale homes). Not first time buyer type homes, where they couldn't afford to build a pool.)
Wouldn’t that depend on the area and the neighborhood comps? I would say every 5th house in our development has a pool.
Absolutely. The sold comps, the neighborhood, and the house itself are all unknowns to us. And that's why none of us here on CD can say how much value a pool adds to a home. And even if they were known, you'd need a professional who's willing to evaluate and analyze those things to be able to give you a good guesstimate.

I know many realtors/people say a pool adds little to no value to a house. Is there some type of "general"/average amount most people go by? Say for a 2500 sq. ft. single-story house in excellent condition, 2 years old with a 1 year old in-ground gunite pool in excellent condition. 20%/30%/40%/50%/60%/etc.. value of the pool? Thanks in advance.
