You could ask any price you want, doesn't mean you will get it. Where is the home located? Is it in an HOA? Is your market hot, houses bought and solved fast ? There is no answer to the price you could list or sell it without much more information. This is best answered by a Realtor in your local area and we don't know where that is yet.
The answer of course is driven by how the home compares with similar models. I normally expect a relative common floor plan to get to plus or minus 10 percent in 10 years. And at 20 years it gets wider.
The difference is the parameters of the home. Corner? Densely populated street? Golf Course frontage? Swimming Pool? Interior flooring? Appliances? Fully upgraded recently?
It is complicated and need an expert eye and judgement.
A house is worth the value of the land it stands on and the cost of construction. Over that is speculation
Nope. A whole lot more parameters influence price than land value and replacement cost. The placement of the lot can move value by a factor greater than 2.2. Some will and do pay a couple of hundred grand for the view.
I would think not if you have good sense. Say 25 years old and original and run down. Would you really list it at 250K? If so you would waste every ones time.
