No one really believes Zillow is a good tool, do they?
Is it the shortage of listings on Z?
Or the finally-tuned Zillow Appraisals that are "tools?"
Zillow is not among my favorites, but it pops up to the top of results with many search engines, so it is likely the website many people will see first, especially if they search by address.

Zillow does have one good tool, and that is the "lot lines map" feature. Offhand, do you know if that is duplicated elsewhere on other real estate websites, without any requirement to submit an email address?

We get lot lines from our County maps.
And, plat maps.
And, deeds.
Etc.


No email needed.

Ah.
No. This is the County Government site. Very typical in NC for the county to offer this information, although not in all states, I guess.
I like that this is access to the same information used by attorneys, surveyors, and others who want accurate information, not repackaged info used as clickbait for profit.

Wake County NC, for one example:

Register of Deeds:
Books! Online Records Search

Revenue Department
Real Estate Search

Zillow is literally a drag. My computer comes to halt while on their site. Ironically Zillow is among those who predicted a 2020 market crash.

I have a photo somewhere, a screen snip of a Zillow appraisal of a house I sold for $380,000+/- that they valued at $1.7 million.
They could have made a Zillow Offer for half of their appraisal value.

Do you know how they set their price? Is it just an algorithm or are they completely guessing...?

Both!!
Their algorithm is a guess formula!




It is sad that people take their appraisals seriously. There is too much money at play. Ergo, my belief that online appraisals call out for regulation.
