There have been a bunch of houses sold and closed on recently. We closed on our last house on 3/6--just in time. There are still some house sales in the process.
I'm looking for a lull in the market that will last until the employment and economy bounces back. Look for sales in most places to be low for another year.
But the retail housing market we're in is going to be hopping with 4,000 FBI employees moving to town and a major car factory needing 4,000 employees. There's no turning back right now.
Most sellers won't want someone going through their house until after the covid crisis is over....so in about 18 months or so.
I've sold 2 homes in the last 10 days, where some level of precaution was taken. If you're not willing to let someone in your house under the rules in force in your market, you're not actually a Seller, and should take your home off the market.
I wonder if now's a good time to start a "deep cleaning" business. We will sanitize your doorknobs, cupboard handles, and every surface that is touchable. We'll put a UV light on and kill everything within an hour. We'll wear gowns and masks and gloves. One day, one house, one thousand dollars.
Here, the flood of listings doesn’t usually start until mid May or so. I have seen several houses listed in the last last month that sold pretty quick.

Yeah I know houses are still selling but fewer people are listing their homes because they don't want a bunch of random people traipsing through their house so the point was responding to when there might be a greater supply of homes listed. In your area (I lived there many years ago BTW), are you seeing more or less inventory and sales compared to before coronavirus?
By the way, I think we are seeing different impacts in different locales.
I’d guess June or July. If I didn’t HAVE to sell my house, I would just stay in it. I’d also think this is the time to rethink a home “upgrade” for most sensible buyers.
My friend's house has been on the market for a month and she hasn't had anyone looking at it in the last two weeks. She already moved out and doesn't mind if there are people 'traipsing through'.
