Really? You made phone calls and laminted some signs, brought 3 "buyers" who didnt want an inspection.
Now, a 4th "buyer"?! And its from the new home agent??

We call them managing brokers.

If the offer is acceptable, take it.

Someone should help you review your contracts that is knowledgeable about Colorado real estate contracts, to show you where there is trouble lurking.

Let me know if you need a real estate attorney referral.

I just wonder about this 4th buyer. The same issues with hvac will apply. At least my agent knows im not going to replace it. They can take the 5k off asking and get a new one

That's a North Carolina term.
2BinDenver clarified that in Colorado, the title is "Managing Broker. "
I believe you need to go over your agent's head and talk to management.

The management WANTS to hear from you if you're uncomfortable.

Can you get an estimate from an HVAC installer and then ADD that to the sales price with that amount going to the HVAC installer to install a new system when the house sells? Not sure how to structure that, but that would get the buyer a new HVAC system rolled into their mortgage payments. IMHO, it seems the possible buyer may be up to their max limit on what they can buy and can't afford to upgrade the HVAC and make mortgage payments.

She's told me she spwnt A LOT of time and money on this. So she's made phone calls and laminated some sings. Brought 3 flaky buyers. How much should that cost?
