Most of them are undesirable, IMO.

Chat with your local zoning folks, and confirm that there is adequate right of way for a road for emergency vehicles.
In some areas, flag lots are now prohibited, so confirm it is legit before proceeding.

I thought that too but seems like they are popping up all over due to lack of land here. They are selling for anywhere from $60K-$90K and up for a .2 or less size lot. They are legal here and yes there is adequate right of way.

I have to agree to definitely check with local zoning. Can I assume the lot is unimproved ?

It is vacant. I have a call into zoning. The owner already spoke to them and they approved it.

So we have some flag lots here because of a lack of buildable land. They are generally undesirable, but if they are in good areas they still sell well. Given the choice between a flag lot in a desirable area and a regular lot, the regular always wins. Given the choice between a flag lot in a desirable area and a home on a regular lot in a less desirable neighborhood, the flag lot generally wins.

I just would not want another house in my front yard, and definitely not if the lot is only .40 acres.
