It depends. A little more information to evaluate would be helpful.
Lot would be .40 (secluded)
Poll (driveway) would be 170 feet off main road.
It's in a very desirable area that is walkable to restaurants, bars, coffee shops, cafes, stores, etc.

I thought that too but seems like they are popping up all over due to lack of land here. They are selling for anywhere from $60K-$90K and up for a .2 or less size lot. They are legal here and yes there is adequate right of way.
So we have some flag lots here because of a lack of buildable land. They are generally undesirable, but if they are in good areas they still sell well. Given the choice between a flag lot in a desirable area and a regular lot, the regular always wins. Given the choice between a flag lot in a desirable area and a home on a regular lot in a less desirable neighborhood, the flag lot generally wins.
I just would not want another house in my front yard, and definitely not if the lot is only .40 acres.
