Do you have a copy of the will and know what is YOURS? Or are you just thinking that because of what you did, which is a lot, I grant you, that you are entitled to it? What ever the will states is what will be done and the lawyer will see to that. Since your sister is the executor, the decisions regarding the house and repair will ultimately be up to her.

Could you not just decline to invest any money into the property repairs and have them debit your portion of the rehab costs from whatever the proceeds are?

If they spend $10K on prepping the house for sale, they each pay $5K and after it sells, you get $3333 debited from your split of the proceeds.

Generally, small fix-ups such as a paint are very worthwhile prior to selling a property. Selling as-is can result in the home going straight to a flipper. Since your sister is the executor, let her do her job. This is never an easy time. Just ask her to keep you in the loop. Some estates are settled fairly, many others not. I came from a family where the male executors took all, leaving sisters out, despite our name on last will. This is why Trusts will specific language are sometimes set up, clarifying exactly how assets are to be handled or distributed. However, hiring lawyers or making repeated calls to the probate attorney, from my experience, just runs up costs, adds to stress levels, and carries no guarantees - usually just added animosity within family. My recommendation is to stay in touch with your sister, be supportive, commend her for her hard work, and hope that everything will be handled fairly.

Lawyer fees, rehab and improvement fees all get paid out of the total estate; if you are the only who has cash to lay out to get these things accomplished you are entitled to get that all repaid before the three way split of the net proceeds is made.

Now, stop talking politics, stop talking about your medical conditions - they are all totally irrelevant to the real estate sale. I have a feeling if you go see the estate lawyer or one you choose yourself you'll be running up the bill complaining about such irrelevancies while the clock runs.

Spend the time you save by not focusing on things that have no bearing by figuring out when and where you're going to move so you don't end up creating a problem in selling the house.
