I agree. I understand that many feel that the game of haggling over price is part of the purchasing process, but I honestly can't stand it. I say list the house based on comps in your area and be done with it.

We listed at $605 last night and by 9am there were 2 showing requests; the first viewing was a Realtor doing a preview the 2nd viewing resulted in a full price offer by 2pm. We are under contract.

Had a realtor that only wanted to sell under the premise the house was unoccupied yet still full of stuff. They hate scheduling and follow an HGTV style script. So they would preapprove all appointments pretending we were authorizing it. Needless to say we were at the house numerous times when buyers showed up.

But being.at the house made things like securing and cleaning the house for viewings much easier. And viewers can mess up house literally by tracking in dirt but they also fool with things. And it's still the owners home to use until sold.

Too many industry "professionals" and sellers look for a magic one size fits all method which simply isn't there. Also a realtor lost one sale by sticking to industry practices/scripts.Lost sales mean carrying the house even longer. Was more worried about numbers/percentages. Was little deviation from their selling/negotiation script. Sellers/owners do similar things with the numbers in particular.

So, your "too high of price" was met with a full price offer, in 5 hours.

Now, you may start to wonder if you should have started with an even higher listing #...

Each listing is different, and the location makes a difference too.
