The clause they're using is bs but the lawyer said between cost, time and hold they wanted to put hold on the property until matter resolved it was not worth it. Everything was done at last minute probably to limit time to consider. This is also our agent's strategy. This tact was written off as high pressuure tactics including those who made an offer. Never got a straight answer as to why or how they cancelled getting the actual document weeks later. The time stamp was the day before cancellation.

At first I thought it was just the buyer but they would've had to be coached on how to cancel. I think the only reason at this point because of the way and timing in which they cancelled I think the buyer's agent coached them so he stood a better chance of getting paid.
The buyer was represented by a local firm using a national company which was on the agent section of the sale agreement. Do these companies post blank buyer contracts or is their a site that compares fees from the different realtors?
From the seller standpoint when buyer cancels it's clear the firm/office get half the deposit. Is that standard practice in buyer's contracts as well.

Maybe you've described your situation better in other threads but i really can't follow what you're trying to describe here.
Is the OP the seller here and have they been threatened with owing a commission to the buyer's broker? Very hard to comprehend based on the posts here.
