As the title suggests, we have recently closed on a home which was listed, advertised, inspected and appraised as a traditional ranch style, 4 sided brick home. Unfortunately, it has recently been discovered that the home is in fact a mobile home with a brick facade. The tax assessor's office isn't able to find any record of it being titled as a mobile home, let alone a retired title, based on an address search and we aren't able to locate the VIN. So for tax purposes, it is considered real property... but structurally, it is a mobile home. You can still see the axles underneath it when in the crawlspace. Which from what I can tell, suggests it's not properly placed on the "permanent" foundation. We found out it was a mobile home when a contractor came to write an estimate for repairs that the seller didn't take care of, although they agreed they would. Has anyone ever ran into this situation? If so, was there any resolution?
OMG! That is terrible. I’d say you have a case against the seller and perhaps the title company. I’d contact a real estate attorney. Your lender won’t be happy either. Good grief.
You can sue, but if you like the home are happy with the price you paid, maybe you can live in it & be happy. But talk to an attorney. Consider the costs & your options.
Gee, they were there before you made an offer on the property. Why didn't you see them? Oh, you didn't look. smh.
What the hell is the inspector paid for? I don't expect many folks would look under a typical rancher for wheels... especially if it was redone well on the inside, with all the tell-tale mobile home signs gone.
I cannot even begin to understand how someone could mistake one for the other.
I think I could walk blindfolded through a converted mobile home and know based on how my feet felt on the floor what it was. Didn't the windows, doors and interior wall finishes raise suspicion? The inspector must have been uniquely unqualified to miss all the hints.
