i never had a listing agent do one productive thing for us other than type up the listing on MLS. our houses sold with multiple offers on the first day because the houses were in desirable area for buyers regardless of market conditions.

i never had a buyer's agent do one thing for us. in fact, they all seemed to be negotiating on behalf of the seller not us. we found our houses on our own, but since the realtors were necessary to do the transaction they got paid 10s of thousands in commission to drive us in their car to the house. none even knew much about the area in which we were interested. we did our own legwork.

I despise realtors. in my opinion they provide no value, although i'm sure some do (i've never met one). real estate lawyers, on the other hand, are worth what they charge.

I felt the same way regarding negotiation. It would have been better to do the negotiation myself without him. I learned my lesson as a first time buyer.

Why did you continue using Realtors?

I have bought and sold with and without Realtors...

That said... some of the property purchased I never would have known about had it not been for a very sharp Realtor who would see a property needing work and invite me to take a look... she was worth every penny...

Also had some protracted transactions with parties overseas and/or other states... not even speaking to one another... she again got it done.

If you are willing to accept the challenge, whether you fail or succeed, you will own it.

Another aspect often overlooked...

Realtor was showing a farm property and one of the kids fell into a well... the old fashioned kind... it was clearly marked and had caution tape... the child ended up ok but there were hospital bills... since the Realtor was showing the property her insurance settled with the parents of the child...

Realtors cost you nothing until the sale is closed...

I have always written my own terms for the Realtor to present... always try to use the listing Realtor whenever possible... fewer moving parts.

That said... those letters to sellers that have become popular and now a hotbed of contention here in California... opens up possibility of discrimination complaints... why did you choose the young family with two kids and a dog... because they reminded me of when we were starting out...

There are so many pitfalls in business today... Real Estate professionals make it look easy... and that is their job and to have the knowledge to close the deal with local trusted professionals at their fingertips...

I'm not a Realtor...

Right.
Some attorneys are worth what they charge. Most are worth more, but many are greatly overpaid at their $900. When you get some experience, you will see that.
And, plenty of attorneys hire me.
Real estate attorneys, too.

But, you despise me, so what do I know?
