There are other issues such as being at the entrance and across from the swim club that could create noise from cars starting up at the intersection and lights shining into your house. If you could position the house more to be across from #4 then that might mitigate both issues but that might involve owning lot #5.

You'd have to cost building something comparable to the 4br at #6. You probably don't have utility hook-ups on that side of the street. It's a close call. Renting it out for 2/3 years and then having to clean it up again is going to cost you. This looks like something you would buy to live in for a much longer period if you like the area.

There's no way on earth a 6500 sq. ft. lot can be "heavily wooded". That's less than 1/6 acre. Maybe you can have three or four mature trees along the back fence.

And it's on a main road?

Nope. Big negatory, good buddy.
Seems weird to me. My lot is over 10K square feet. I am one house away from the town’s Main Street (busy road). Even through the back neighbor’s backyard, it is still pretty noisy. That said, I live a block from the hospital/fire department so there are fire trucks and ambulances blaring up and down the road all day. I don’t find it bothersome at all, but I can’t imagine that anyone would think that being close to such a road would provide pure silence.

below is the link to the property on Zillow and Google maps

Google Map - https://www.google.com/maps/place/3+...9!4d-79.801244

Distance from the busy road to the lot is 100 ft and the lot is higher in elevation, I can see the road but not completely in the winter and I am sure during other reasons the road will not be visible because of the trees.
Too close to that busy road for me. Not a property I would ever consider.
