You can try to sell it. I don't know how much of a market there is for one because there seem to be plenty offered for free on Craigslist.
You will likely get no added value for a tub in resale. Unless it is very nicely integrated into the flow of the house.
If it IS integrated into structure and flow, and it is in very good condition and clean, it may appeal to some people.
If it is just tossed on a patio, I would probably put it up for sale on CL, and take what I could get for someone to haul it away.
I would try to give it away or sell it before listing the house in most parts of the country. Unless it's outside overlooking a beautiful forest or beach, I think most people don't want it. If I was buying and found a house with a hot tub, I'd probably ask it be removed before closing. I don't want the hassle.
We were thrilled to find someone off of Freecycke to come and remove it at no charge for us when we got rid of ours. Agree with all above. Some people will not consider a house with one due to the safety issue, especially if they have children. Our current house had one that was in ground and had been removed and patched over to make a very nice patio. I would have never considered this house if it was there as I no longer wanted to deal with maintenance.
Out here they don't go with the property as they are considered personal property unless they are built into the ground/deck around it so that it is a fixture. A hot tub sitting on a deck or patio is personal property out here and most people don't want them.
Depending upon the municipality you may have remove the electrical boxes etc. We sold our home with the hot tub and the new owners got rid of it shortly after moving in. We thought about moving it because it had 4 years left on the warranty, but ultimately decided to leave it.
