I just listed my 55+ condo/townhouse. It's been on the market for 3 weeks. Available inventory in my location is low. However, I have had 3 no shows and only one actual showing. Why do prospective buyers schedule an appointment and then don't show up for it or even call to cancel or reschedule? Is this common?

In all seriousness, that is out of your control if there are no restrictions preventing them from viewing the condo. Happens all the time in many situations.

Could have made several appointments and found something else to buy. It happens.

Why not consider an open house for a Saturday and Sunday?

If your agent doesn't want to commit to all those hours have a friend or two hang out with you. If you want to sell, you do what you gotta do.

Your agent should ask the buyer's agents why they didn't show. Not to be punitive, but for information.

Agreed. There's nothing wrong with asking for feedback for a (scheduled) showing. We insist on asking for feedback no matter what, as it provides some insight into why or why not a potential buyer was or wasn't interested. It's part of the process.

Might not have liked some aspect of the community once they drove up. Once when we were selling, the potential buyers drove up (we were parked up the street), sat in driveway about 90 seconds and then left.

The problem? Our house was situated across from a short cul de sac (if one were leaving the cul de sac and didn’t stop, you would have ended up in our dining room). Bad Feng Shui.

What does your agent say? They may pull up to the front or into the hood and decide it's not the place for them.
