Completely unreasonable, unless you can see visible mold/mildew up inside the air returns and vents.

Not that duct cleaning is never needed, but it is one on the biggest "scam" businesses out there. Look it up on You Tube.

If as a seller I was asked to do such, I would ask: How do I make this fall off your list right now? We will go from there.

I didn't.........I had a company that does it come in an clean them. They were there almost the whole day, my goal was to make the house smell better. I suspect everything cleaned but the ducts contributed to getting rid of the odors.

Ask the house inspectors to check those things.

The buyer can do whatever they want after they take possession but before that I'm not doing a bunch of made up work because the buyer wants to be a PITA.

I'm still curious how "they" cleaned the ducts. Sprayed disinfectant? Somehow reached into a 40' duct run with 90 degree turns and surface scrubbed? That grime doesn't just easily wipe off which is why you repainted the ceilings.

Same here. The guy flipped it within 75 days and the offgassing from new carpet and paint would overpower any odors for several months if not years. I'm not ready to accept that anecdotal story as a testament to the wonders of duct cleaning.
