Just for fun I was looking at house prices in Los Gatos, Ca. near silicon valley. Two bedroom one bath cottages were between one and two million.

Pretty typical for 1st time home buyers, I'd bet.

My first two houses only had 1 bath.

How This Thing Works:

"When The Seller Is Ready, The Buyer Will Appear."

More like when the house is priced low enough the buyer will appear.

Correct euphemism.

I say "tomato." You say "Tomahto."

Who prices? The seller, when he is ready to sell.

Very true.

After my father passed away, my mom set out to sell their home. She was way overpriced for the market, but was too emotionally involved to see it. Even my siblings were on board with the sale price. Childhood home, too much emotion....etc. Me being the pragmatic type, dealt with the realtor as he stated his concerns. My mom was stubborn and would not budge. Lol

Long story short after finally convincing everyone that sentimental value doesn’t pay the bills and that we need to be concerned with matters of fact not what should be. House was on market for many months. Mom relented to a price change more in line with the market and house sold in a week.

Anyways....kinda off topic, but your quote above hit home for me. Spot on.

True. I had the lowest priced detached colonial in Staten Island before we got a buyer. But it was a buyers' market.

Yes but Los Gatos is the most desirable location in all of the San Francisco area.
