How can I find out the actual sale value of a property what was sold non market? Often these properties are listed in acris as $0 Recorded Closing Non-Market .
I don't know where you are, but in some states that information is not public record. Did you mean "sale price" ?? Any chance the home was a foreclosure, auction or a tax deed sale ??

In Missouri, all deeds are priced at “ten dollars and other valuable considerations.” Trust me, I have never paid $10 for a house. It’s those “other valuable considerations” that kill ‘ya.

It will depend upon where you are, but in many locales the sale prices can be found online. I just looked up a sale price at a County Register of Deeds office that had been posted online within a week. I was actually surprised that the Deed had been posted online so quickly.
Whenever I see a sale that is dramatically below market I conclude that it is a family transaction, a divorce, or whatever. And therefore that it doesn't matter what the "real" number is.
Out here $0 transactions are a divorce situation or family transfer of a property. Occasionally you will see the "for other consideration" verbiage, but not often. Those sales don't matter because they aren't arms-length sales which is what is used for comps.
Not sure in your area, but that is how it works out here.
I'm trying to find New York City property data. In Acris the sales are listed as DOC. AMOUNT:$0.00. These are direct restate deals- some are estate sales, others are standard buyers. I was wondering if it's possible if the department of buildings have the actual sales etc. I mean eventually someone has to pay taxes on the transfers etc- and these properties aren't selling for $0 some of them are just not market deals.
