Hello, Have you priced vinyl? We replaced our dining/living area and 2 bedrooms with vinyl this last winter in SW FL. I believe it was $2.59/soft but we also did it ourselves so saved on installation. Our kitchen has an oak flooring but we chose a grey color for the other floors and it looks fine!
As a potential buyer, this option would have zero appeal and pricing out remediation of such would be a large factor in determining an offer figure.
When we ripped out the bedroom carpets in our last house, we couldn't find flooring we liked, so we just painted the subfloor. When we put the house on the market a few years later, it sold in 20 minutes to a guy who wanted tile, and was glad he didn't have to rip out flooring.
You don't know what's going to make some strangers happy or disgusted. Trying to second guess buyers can leave you with a bland, boring house.
Tile it ALL with porcelain in a light wood grain if that's your thing.
Nice and cool on the tootsies, easy to maintain.
I like wood only if it's solid hardwood but I think that's a no-no in SoFla.
I personally dislike mismatched wood/wood look floors in different colors and textures. Fortunately I like tile, sheet vinyl and wall to wall carpeting too and that gives me a lot of options if I ever buy a place that did this. I say do what YOU like, and let the next person do what THEY like.
If it's a ranch, two different types/colors of hardwoods would always seem odd to me.
If it's a two-story home, you can probably get away with it.
The "hassle" of refinishing vs. replacing isn't going to be miles apart, but the cost associated might be. Are you willing to trade a little more inconvenience for the price savings?
