Even if I'm not ready to sell, or don't plan to for a while?

What is the etiquette or right thing to do with something like this?

And would I be obligated to "hire" one of the 3 agents when the time comes to sell (assuming I think they would do a good job).

You have to know they are looking for a listing. What do you think will happen if you tell them up front that you aren't ready to sell and don't plan to for a while but they are welcome to come over and give you advice with no guarantee that they'll ever get the listing?

I think you will have 3 no-shows.

This question came up a couple weeks ago…my suggestion then was to offer to hire them on an hourly basis to “pick their brain.”

Why hire a realtor, when there is ton of free advise online. Google, how to increase your homes resale value, or ideas to increase curb appeal, and all kinds of info will pop up. I’d rather read a well written article full of suggestions, than take the advise of a lackluster realtor, who may just tell you to clean it up.

Why not take some advice from the agents and if they are giving it for free. but you are definitely not obliged to sell your house through them.

If you're located in a hot market (and who isn't, these days?) you'll probably not find agents who have free time to come over and do a consultation for free; and if you do, they're probably not agents whose advice you'd want to take.

If you're located in a hot market (and who isn't, these days?) you'll probably find they will tell you to do absolutely nothing as your house will still sell for over 20% of the appraised value.

I generally agree. I'll take advice on how to increase value from anyone, but will feel like I'm under absolutely no obligation to implement. Often times, I believe that tenants doing this--while some critiques may be valid--are merely trying to have you pay to provide certain upgrades to increase their comfort while living in the unit. But, as far as I'm concerned, as far as these things are purely cosmetic, I feel zero pressure to act. After all, I was able to snag the complaining tenants without the upgrades.
