There is nothing inherently sooty or otherwise dirty about oil heat of any type. A normally maintained oil burner, serviced annually will not produce soot outside the chimney and the chimney itself would not collect soot..

I had oil forced air heat in several different houses for 40 years and never had a soot problem. The combustion chamber is completely isolated from the heat exchanger so there's no way to get soot in the air stream. If you have soot in your house there's a serious problem with your system.

If soot is getting into the house, the CO detectors should be going nuts.

It's not really 10% down. It's less.
The deposit is about $12,000 I believe and the rest is all closing and legal fees. It amounts to about $18,000
