I had oil forced air heat in several different houses for 40 years and never had a soot problem. The combustion chamber is completely isolated from the heat exchanger so there's no way to get soot in the air stream. If you have soot in your house there's a serious problem with your system.

Will $5k even cover the closing costs? Probably too late but if I were you I’d almost rather do like $220k with a check for $10k.

Correct!
If soot is getting into the house, the CO detectors should be going nuts.
Assuming a homeowner has CO detectors, which anyone with fuel-burning heat should have.

Well, congrats! Is appraisal the next hurdle? The lender may see this deal as risky if they think you're overextending. But 10% down is not bad at all. People with less have gotten mortgages. I think it kind of depends on the current trend.

It's not really 10% down. It's less.

The deposit is about $12,000 I believe and the rest is all closing and legal fees. It amounts to about $18,000
