Our next door neighbors in TX had no pool listed on their county appraisal info
And they had a very nice, in-ground pool since house was built

This is not necessarily true.

If the landlord actually lived in the house and took the exemption, how would the city/county's coffers differ?

Exactly. I'm sure the current rates price in a certain amount of fraud anyway. Will the County reduce rates if the level of fraud goes down? Absolutely not, that's not how government works. They'll just **** away the money some other way.

Then the landlord wouldn't be able to take an exemption on the house where she currently lives. You can get only one owner-occupied reduction.

So the government's coffers would go up by the additional tax payment on the landlord's current house.

Meanwhile, we all want to know if our friend who actually deserves the exemption can somehow get it retroactively? Doubtful, I suppose. But at least, she'll save money moving forward.
so the landlord is not your friend and is an a hole?

yeah do it. Little sympathy for landlords. Especially now...

You don't know any of this...

Yes.. they'll get the money some other way... by raising the general property tax rate. Which makes fraud everyone's concern.

Because normally they wouldn't be able to take an exemption on their current home they occupy and thus they would contribute more to municipalities take on property taxes.

I know this because the government has a long and storied track record of spending more and more and more money for worse and worse outcomes. Just look at the public school system for starters.
