I don't blame you for not wanting to assume the payments. However, I have a few questions. You sound like you jumped the gun a bit. Shoot, Ready, Aim! Seriously though, did you fly off the handle w/o doing a little info gathering first?

Did you see a property disclosure? You say liens are required to be disclosed - disclosed where and how? ON a PD?

Have you asked if the seller planned to pay them off at closing? If not, did you tell the seller since it wasn't disclosed you'll only close if they pay them off? If the seller answers no to the above, did you say you'd like to be reimbursed your inspection expenses since they didn't disclose?

And you actually physically looked at a house and failed to notice soloar panels on the roof?

Agreed, that's not something that is easily hidden and can't be seen from the ground level without physically getting on the roof.

Assume their lease? Probably not, but I'd have to read it first and see what the terms were before I made that decision.

I would think it would have to be disclosed and if the buyer didn't agree to assume the lease that the lease would be paid off at close of escrow just like every other type of debt and lien that encumbered the house.
