Per some C-D logic therefore: Orange County CA is more affordable than Miami FL.
If these are my only two options, I think there's far more value in the Miami one. Nicer view, newer, looks like a high rise? That Anaheim one is dilipadated as hell!!
Here's a3/2 Miami condo that is similar in price to the Anaheim one, but 20 years newer:
^^The 1st Miami condo isn’t very desirable. (the room looks so dark from the picture.) and $542 a month HOA fee for that? No.
Your second one seems nicer but it’s not in a very desirable neighborhood, very inland. $467 monthly HOA for a $425k townhouse which will only depreciate over time? Looks like a bargain but it’s not.
It’s not a bargain if your investment doesn’t guarantee a nice return.
FL housing market (Miami more so) has been in a bubble. I know someone who bought a house with $800k in Palm Beach County in 2021, now it’s estimated to be over $2 million (it’s a one story bungalow.) My in-laws’ house in Naples appreciated 2.5 times in less than 3 yrs as well.

If it's your forever home I guess it doesn't matter if it's an investment vehicle or not. Regarding the lighting, I think that can be fixed. Premise of the thread is what you can get for 400k. Unfortunately in a lot of markets, it's not a lot.

I notice these Texas homes all put them in a HOA. The first Texas home has a mandatory HOA as it says $152 a month HOA fee. No single home should have a HOA unless a retirement or gated community. It is about control to me and like an added forever tax that also will continue to go up.
That 2nd Texas home posted is called a Condo with the fees besides taxes. Annual Amount: $8,374.82 and the $135 monthly HOA and probably some other assessments.
The 3rd home only $33 monthly HOA (still in a HOA that controls all you do to exteriors etc). Also taxes up there at Total Tax Amount: $6,816.07.
Still very nice homes. Just would NOT WANT a HOA for a single home and it again just adds others having a say in your personal choices for your home and an additional type of tax you have no choice in. I read details of homes and it still surprises me the HUGE jump in Texas real estate taxes and more homes in HOAs. No income taxes I realize and a big perk for those making money off investments. Still, less gotten from businesses and constant infrastructure needs also come with growth and age.
Add, that these Texas homes have TRIPLE the Insurance rates of say the Chicago homes I post.
Seems homes I am now choosing to post are going to the Contingent phase after a few days. This price-range especially of under $400,000 to the inflation rate today of $450,000 + is especially getting less in many areas unless in need of upgrades for most.
* Did post this Southwest side on a previous home where a new topper was added to a Mid-Century modern. It did go Pending already in a week. Most others did go at least Continent.
This home I saw today went to the Contingent after 5 days. To some it is well, not a McMansion and to some it is why would you want such a home being as old as it is. Well these are solid homes and plenty want old urbanity that still has suburban aspects of green fronts and backs in a major US city. This home is less traditional on the block, but again a solid older home that stood the test of time and maintained. White upgraded kitchen with hard-wood floors, updated bathrooms and usual finished basement with bath.
Built in 1929
1,728 sq/ft with the finished basement that is half above ground.
SELLING PRICE - $449,000
This home went again contingent quick actually in a week still with a continue to show when I am going to post. Not a classic sought after look, but NICE UPGRADES and pictures show it well that seems to have gained someone wanting it quickly. Usual hardwood floors and upgraded kitchen with lots of light, dated to some Still solid. Full finished basement as usual with kitchen/laundry room.Roofed patio in back and above-ground pool staying with the home and the usual 2-car garage with alley entrance and Chicago size lot though Norridge surrounded by Chicago.
Built in 1942
1,576 sq/ft probably with the finished basement?
- SELLING FOR - $359,900
This home another that went Contingent in less than a week. This is a TRADITIONAL CHICAGO 1920s BUNGALOW. Basica bathrooms but all around Solid home looking good, nice kitchen, radiant heat baseboard cast iron and radiators. Still a great even heat and usual finished basement with another kitchen.
Built in 1921
1,553 sq/ft probably without counting the finished basement.
- SELLING PRICE - $369,900
* This one is a corner ACTUAL Multi-residential CONDO on the Northwest side a U-shape building as a Mid-century originally built as apartments. Wood floors and an all wood upgraded kitchen, unit has an in-unit washer/dryer also. Also has a balcony overlooking the open interior lawn on a tree-lined street. The kitchen is superior to some condos especially this price-range and in-condo laundry a plus. Says new roof and boiler. Also close walking to the L blue line train to downtown and O'Hare airport.
Built in 1967
900 sq/ft $285 monthly HOA which includes 1-onsite parking space. Also an assessment for common radiant heat cost shared in the building over the winter.
- SELLING PRICE - $140,000
This home is another older home in a solid neighborhood near forest preserves and parks. This home has modest upgrades. First level especially WITH A RETRO KITCHEN CUTE not for those who want a McMansion kind. Still for a middle-class person as many generations once called this house their home. It is still VERY WORTHY OF LUV STILL. Nice front lawn as is a Chicago standard with the city-size lot. The 2-car garage looks new and concrete front and back, Finished basement. Scrolling thru pictures. Not bad main level upgrades and retro kitchen nice stairwell some baths with original features shows this home was maintained.
CHECK OUT ITS CUTE NARROW RETRO KITCHEN. Would you say it is ridiculous to keep?
