Do you have to pay the price the builder quotes you when you buy a spec home or decide to build?

I'm of the opinion that everything is negotiable. The builder wants to sell the price at a certain price, but you want to pay less. So, offer less. Negotiate. What's the worst that happens? You learn that the builder will not come down from his asking price. OK. Now decide if it's worth that to you. Best that happens? He agrees to your counter and you get a great deal.

Too many people think asking a builder or on-site agent, "is it negotiable?" is negotiating.

Offer the builder clear "buying signs."
Go in with your loan approved, including credit pull, pay stubs, etc, already to the lender. You might even ask to have your package run past the underwriter.
Yes, it takes longer that way, but you are then telling the builder, "Look at me! By Gawd, I AM a serious buyer."
Make your offer.
And, carry your checkbook with you.

Be a credible buyer to get an incredible deal.
Builders and on-site agents waste time with 525 credit scoring, big-talking non-buyers daily.
Stand out from that crowd.
