We are first time buyers preapproved and looking to buy in NJ. The realtor we are working with seemed like a good fit. He was very familiar with our area and price range and also of local programs we may be eligible for. We are looking to buy very soon. I would like to close in 30 days,once we find a place, hopefully we could close no later then beginning of August to get settled before school starts again. In 3 weeks our realtor had enough time to squeeze us in to show us 2 houses both on the same day. I am waiting for him to get back to me to schedule more but nothing yet. Also he mentioned he didn't recommend a 30 day closing because that would be rushing it? Should we start considering a new realtor? If so how do we handle that situation? We did not sign a buyers agreement either. Also if I do go with a new agent how do I avoid this same situation?

Interview the agent first with questions about the area, financing knowledge, number of transactions closed, and availability. You'll greatly improve your chances.

I also suggest reading the blogs of real estate agents (for those that blog). You get a feel for how they communicate with clients. You can go to www.activerain.com for a bunch or just google "real estate blogs your town."

30 days is squeezing it - but not being available to show you homes is not acceptable - talk to him about it - tell him or her your concerns and if you must, then move on - however i do think 30 days is too close, here 60 days is common to close

Out here 30 days is normal. Empty lots is often shorter.
So it just depends on the area.

60 days is more usual, but it can be done as long as both seller and buyer and the attorneys are all on board.
