Well, if it's a house and neighborhood you like I'd do it.
The question is will your current home generate rental income thru AirBnb?
Lock up your belongings in storage and hire a property mgr to do a short term rental.
What's happened the last 3 yrs nobody expected.
That said, I'd try to rent it partially without risking your safety or valuables.

Sorry, i thought you were being facetious because you read my christmas posts.

I don't want to help her THAT much. We have a bad history. she lives in northern va, a godforsaken hell hole that I most certainly do no want to live in. She also lives in a one bedroom cottage and I'm too young to live in her continuing care community.

I've lived in richmond before and loved it. It's a vibrant, interesting, diverse city with lots of culture. It is 1.5 to 2 hours to mom which is plenty close for me. It's another hour further to my brother's house from there.

RIght now I'm stuck in a town I don't like.

I'd wait for the market to correct, before buying any real estate right now. Unless you want to be upside down, then go ahead and buy it.

This house checks all your boxes? Don't make a financial decision, based upon an emotional response.
